What Just Opened, What's Next: A Short Pump Summer Field Guide

For years the rhythm of a Saturday in Short Pump ran shopping first, dinner second. You parked at the mall, worked your way through Nordstrom or Crate & Barrel, and picked a restaurant on the way out because it was there. This summer that order is inverting. The most interesting things happening along West Broad right now are not on the racks. They are on the plates, and the operator driving most of it is the same one twice.

The story of Short Pump in summer 2026 is one restaurant group betting big in two rooms, while the mall itself uses the season to quietly rewire its tenant mix for a fall relaunch.

If you live here, that shift changes how you plan a weekend and, honestly, when to bother going to the mall at all.

The EAT bet, in two very different rooms

EAT Restaurant Partners is the largest independent restaurant operator in Richmond, and this summer they are planting two flags inside a two-mile stretch of Short Pump. The first is already open. The second should be by August.

Lucky AF opened at Short Pump Town Center in late June in the former Baker's Crust space near Lehja. The original in Scott's Addition has been running since 2020, so the concept is not new to Richmond, but its arrival at the mall is. The menu leans into what EAT calls a modern sushi restaurant: bento boxes at $22.90 to $26.70, poke and fried rice bowls between $15.90 and $19.90, and a long list of rolls from $6.70 up to $23.70 for the Boujie AF, which stacks tempura lobster, filet mignon, and four styles of caviar into a single order. That is a specific price point worth pausing on. A weekday lunch bento is roughly what a mall food court combo used to run five years ago, which is why the room fills up at noon.

The second flag is more ambitious. Civita Italia Ristorante & Bar is finishing construction at 3401 Haydenpark Lane inside GreenGate, in a purpose-built 7,000 square foot building EAT started planning in fall 2024 after buying the 0.2-acre plot for $1.2 million. The kitchen is a reunion. EAT president Chris Tsui and chef Kevin LaCivita worked together at The Blue Goat, the snout-to-tail Near West End restaurant they opened in 2011, and LaCivita later ran both iterations of Pomegranate in Shockoe Slip and Carytown. Housemade pasta, chef-driven, aiming for a by-August opening.

Two openings inside eight weeks, from the same operator, one at the mall and one in a walkable mixed-use development a few minutes west. That is not coincidence. It is a read on where the audience is drifting.

Where the new tables actually are

Two rooms, two very different Saturday nights. Lucky AF is a walk-in-from-the-parking-deck play. Civita Italia is a book-a-table, park-once evening in a district that has been building toward this kind of anchor for a decade.

That district is worth naming. GreenGate is Markel Eagle Partners' 75-acre mixed-use project fronting Broad, with residential blocks feeding into a small commercial main street. It is the piece of Short Pump that most closely resembles a walkable neighborhood center, and the local read among people who follow the market has been that it hit a balance West Broad Village aimed for but never quite settled into. A chef-driven Italian house-made pasta room on its main street is exactly the kind of tenant a plan like that is written to eventually attract.

The mall's quiet reshuffle

Here is what is actually happening at Short Pump Town Center this summer, and it is more interesting than the usual mall churn.

Lululemon is more than doubling its footprint. The expanded store is absorbing the former Kay Jewelers and Kate Spade spaces on the ground level near Crate & Barrel, and it reopens in the fall. Kay relocated within the mall. Kate Spade did not. In the meantime, Lululemon is running out of a temporary spot upstairs next to J.Crew.

Loft is moving upstairs too. It is leaving its ground-floor spot for a second-level space next to White House Black Market, which is the storefront Talbots vacated in March. Same parent company for both, KnitWell Group, which also owns Ann Taylor next door. That kind of shuffle only makes sense at the corporate level, and it opens up Loft's old ground-floor space for someone else.

The someone else is Vuori, per a building permit. Add Alo Yoga taking the former Schwarzschild Jewelers, and Tecovas moving into the old Fabletics space while Fabletics relocates upstairs, and you have a fall lineup that is heavier on premium athleisure and Western boots than the mall has ever been. Also on the fall list: Sandbox VR near Dillard's on the upper level, and Rocket Fizz, the candy and soda shop that ran in Carytown until 2022, returning to a storefront next to White House Black Market and across from Kitto Plastic Surgery.

If you have wandered the upper level recently and thought the plywood barricades looked like a lot, that is why. Most of what is behind them is targeting fall.

The practical read for people who live here

Two things follow from all this for someone who already owns a home nearby.

First, the dinner map got denser before the shopping map did. If you were saving a Friday night for something new, you have two good ones inside sixty days without leaving the ZIP code. Lucky AF is walkable from the Nordstrom garage and Civita Italia will be walkable from anywhere inside GreenGate's residential blocks. Both benefit from being early, before the summer rush finds them.

Second, the fall mall shuffle is worth waiting on if you are the kind of shopper who plans around it. A few notes:

• Lululemon in its temporary upstairs location has less inventory than usual. If you have a specific size or color you need, call ahead rather than assume.
• Loft's move upstairs happens this month. Anything on clearance in the old ground-floor space is unlikely to make the trip.
• Alo Yoga, Tecovas, and Vuori all opening in the same fall window means the ground floor near Crate & Barrel will be under construction well into September. Plan accordingly if you use that entrance.
• Rocket Fizz coming back is the kind of thing you tell out-of-town guests about. It ran in Carytown for close to a decade before closing in 2022, so its return is less a new business than a rehoming.

For weekend planning, the anchors that were already here have not moved. The Boathouse at 11800 West Broad still runs its Sunday brunch. Funny Bone still books through the summer. The outdoor amphitheater Summer Series at the Town Center is running its usual weekly lineup. What is new is that a Saturday can now realistically be lunch at Lucky AF, an afternoon walk through GreenGate, and dinner at Civita Italia once it opens, without ever using the interstate.

The one-line version

Two openings from one restaurant group have shifted Short Pump's center of gravity toward independent dining for the first time in years, and the mall is spending the summer reorganizing to compete on experience rather than tenant count.
